Re-zoning: mid-rise apartment building at 1039-1047 Dundas

What is being proposed?

London Affordable Housing Foundation is proposing the development of a 5-story, mid-rise apartment building on the currently vacant land at 1039, 1041, 1045, 1047 Dundas St. The proposed lands are in a 0.49ac parcel of land located on the south side of Dundas St., east of Egerton St. and are currently zoned as Business District Commercial (BDC).

The proposed development would contain a total of 41 residential units, consisting of 32 one bedroom units and 9 barrier-free one bedroom units. There would be 22 parking spots at grade parking spots in the rear and 32 indoor bicycle parking spots.

A neighbourhood open house hosted by the applicant's planning consultants, Zelinka Priamo Ltd, was held at the Canadian Corps Association, Unit 12, 1051 Dundas St. on Wednesday, January 31, 2018 from 6-8pm. In response to feedback from the community, several changes have been proposed to the design of the building.

On 3 April 2018, planning and environment committee unanimously approved the zoning amendment, with direction to the site plan approval authority to consider CPTED principles in the design and enhanced tree buffering around the rear property line.

Next Steps

On 3 April 2018, planning and environment committee unanimously approved the zoning amendment, with direction to the site plan approval authority to consider CPTED principles in the design and enhanced tree buffering around the rear property line.

The committee recommendation will be considered by municipal council on 10 April 2018.
