What is the being proposed?
The owner of 459 Hale St is proposing to build six two-storey, single detached dwellings in a condominium behind the existing building on the lot. The City of London is considering an amendment to the zoning by-law regarding the land at 459 Hale St.
Artisan Homes has applied for an amendment to the current Residential R1 zoning which permits single detached, semi-detached, duplex and converted dwellings to a Residential R6 Special Provision (R6-2( )) Zone to permit cluster housing in the form of single detached dwellings, with a special provision to permit a minimum lot frontage of 8.0 metres, maximum lot coverage of 40%, and maximum density of 22 units per hectare. Specifically, the Applicant is seeking to have the City permit a vacant land condominium with six single detached homes in the rear while maintaining the existing building. Below is the proposed site plan for the property.
As stated in the notice of application: "Any change to the Zoning By-law must conform to the policies of the Official Plan, London’s long-range planning document. These lands are currently designated as Low Density Residential in the Official Plan, which permits low-rise, low density housing forms including detached, semi-detached, and duplex dwellings, as the main uses. The subject lands are in the Neighbourhoods Place Type in The London Plan, permitting a range of uses such as single detached, semi-detached, duplex, triplex, and townhouse dwellings, and small-scale community facilities."
